An active investor must develop the capacity to find the best way possible to assess and complete a project that is a better buy than others in the marketplace. In any search for opportunity many parameters are used to measure constants and variables of the prospective property. Our process of uncovering opportunity is no different; it is an outgrowth of predetermined goals and plans. We believe and have consistently demonstrated that our goals and plans align us with properties where value can be added through proven physical and marketing efforts. We invest deeply in the study of our market that gives us the ability to identify undervalued properties We invest personal assets in properties because we believe in our process.
- Managing the Investment

Although property management is a key component of investment management, it is only one of the tools. Financing, acquisition structure, and return on investment are also paramount. Developing a plan of action that is shared with all parties and component(s) links investment goals with the investors and the staff working to fulfill the goals. Evaluating a time to expand, renovate, the holding period of the asset, possibly selling the asset, etc. is the driving force of investment management. The holding period of the asset is generally defined by the goals of the investor(s). At K2 our consistent goal has been long-term cash flow. - Overcoming liquidity
All ventures constantly have a liquidity concern, either not enough or too much, which impacts the managers. At K2 we have developed a method of perceiving opportunity through market knowledge.

Property Management
K2 provides property management services to ten commercial properties on the front range of Colorado for several partner groups. We also manage managers at 12 properties in Pennsylvania, Colorado and California. This process for the principal(s) at K2 has continued for more than 30 years. There have been improvements along the way but the philosophy remains the same. We do our best to attract new tenants and retain the ones we have. Although this sounds simple, it is not necessarily easy. Our staff is experienced in their specific areas to continually work toward the company mantra of “driving income to the investors”. We believe this to be the backbone of financial viability and growth in the properties we manage.

Whether the staff is placing ads on the Internet, attending training, maintaining the property or evaluating operations, they take pride in their accomplishments and are rewarded through several bonus plans. At present we only manage three asset classes (property types): retail space, mobile home communities and self-storage. As you can see, the properties all align with cash flow returns. K2 is integrated with the properties they serve, offering in-house and on-site personnel to fulfill the needs of the managed properties. The primary action goal here is tenant retention followed by maintaining properties to their best condition. K2 looks for the best decisions to reach the property goal of long-term cash flow. We determine our value based on the “bottom line” cash flow we deliver.
